What Katy Homes Deal With
The Katy area stretches across Harris, Fort Bend and Waller counties, so the rules depend on where your home sits.
City or County Permits
Inside Katy's city limits, the City of Katy issues building permits. Many Katy addresses sit outside the city in unincorporated Harris or Fort Bend County. We check which one covers your address.
Floodplain Rules
Work in a mapped floodplain needs a county permit in both Harris and Fort Bend County. That matters most for additions and new slabs, so we check your lot before we plan.
HOA Approval
Many Katy neighbourhoods are master-planned communities with HOAs and deed restrictions. We prepare the submission so exterior work is approved before it starts.
Patio Covers, Garages and Slabs
In unincorporated Fort Bend County, a fully enclosed structure or slab of 400 square feet or more needs a county permit, including changes to an existing building.
What We Build in Katy

The Katy area spreads across Harris, Fort Bend and Waller counties, and many Katy homes sit outside the city limits in master-planned communities with their own HOAs. That makes the county line matter: Fort Bend County permits larger slabs and enclosed structures, Harris County reviews floodplain work, and the City of Katy permits homes inside its limits. We work out which applies to your address before we plan.

Katy Remodeling FAQs
The questions Katy homeowners ask us most before the work starts.
Do you serve Katy, TX?
Yes. Our office is at 616 FM 1960 W Ste 538 in north Houston, and we remodel homes across Katy, Cinco Ranch, Fulshear and the rest of west Houston.
Does my Katy home need a permit?
It depends on the address and the work. Inside the city limits, the City of Katy issues building permits. Outside the city, unincorporated Harris County requires a development permit, with most review focused on floodplain rules, and unincorporated Fort Bend County requires a permit for work in a mapped floodplain or for a fully enclosed structure or slab of 400 square feet or more. We check what your project needs before work starts. Fort Bend County permit requirements.
Do I need a county permit for a patio cover or garage in Katy?
On the Fort Bend County side, a permit is needed for a fully enclosed structure or concrete slab of 400 square feet or more, including changes to an existing building, and for any work in a mapped floodplain. We check the size and your flood zone before we design it. Fort Bend County permit requirements.
Does regrading my yard need a permit in Katy?
It can in unincorporated Fort Bend County. A permit is required when fill or excavation goes over 500 cubic yards per acre or changes the ground elevation by six inches or more, which matters for patios, drainage work and additions. Fort Bend County permit requirements.
Can my Katy HOA turn down solar or impact-resistant shingles?
Texas Property Code Section 202.011 says an HOA may not prohibit shingles designed to be wind and hail resistant, more energy efficient or solar-generating, as long as they look like the neighbourhood's roofs and are of equal or better quality. Solar panels get similar protection under Section 202.010, with conditions such as prior approval. Texas Property Code, Chapter 202.
